What a mortgage payment includes

A mortgage payment often starts with principal and interest. This calculator also lets you add property tax, home insurance, and monthly maintenance so you can compare loan payment with broader housing cost.

Formula

Principal and interest use the monthly reducing balance formula: M = P × r × (1 + r)^n / ((1 + r)^n - 1). Zero interest divides principal by number of payments.

Assumptions

Tax and insurance are divided by 12. Maintenance is added monthly. No closing costs, stamp duty, PMI, prepayments, or country-specific fees are automatically included.

Worked example

For a property priced at ₹50,00,000 with 20% down payment, loan principal becomes ₹40,00,000. A longer tenure can lower monthly principal and interest but usually increases total mortgage interest because the balance stays unpaid for more months.

Down payment and LTV

Loan-to-value compares loan principal with property price. Lower LTV means more equity from the down payment. This estimate does not say whether a lender will approve that LTV.
